Selling Property Conveyancing (Victoria)
Selling Property in Victoria? Let’s Make It Simple.
Selling a home or investment property can be stressful — from preparing your Section 32 to ensuring the contract of sale is watertight. It is also vital to understand the buyer’s rights, such as the standard 3-day cooling-off period, to avoid unexpected withdrawals.
At Melbourne Central Conveyancing, we manage every step for you — drafting documents, communicating with your agent and buyer’s conveyancer, and coordinating settlement through PEXA. We’ll make sure your sale is smooth, compliant, and stress-free.
What’s Included in Our Seller Conveyancing Service
1. Section 32 Vendor Statement
We prepare a compliant Section 32 that discloses all property details — title, zoning, rates, and outgoings.
2. Contract of Sale Preparation
We draft your sale contract, add special conditions if needed, and ensure compliance with Victorian property law.
3. Communication & Negotiation
We liaise with your agent, buyer’s conveyancer, and lender to manage timelines and prevent settlement delays.
4. Settlement Coordination (PEXA)
We handle payout figures, discharge of mortgage, and electronic settlement via PEXA, so your funds arrive fast.
4. Ongoing Support & Advice
We keep you informed from contract to settlement — answering questions, tracking progress, and ensuring your sale completes smoothly and stress-free.
